Paver Cleaning & Sealing

✓ Licensed & Insured ✓ Owner On Every Job ✓ Ure-Seal H2O Certified ✓ Mechanical Prep Included ✓ Satisfaction Guaranteed

Most paver sealing companies spray a product and leave. Kelly K's preps the surface first. We use mechanical diamond grinding on heavily stained or previously sealed pavers to make sure the sealer bonds directly to the actual paver — not a layer of old product, efflorescence, or residue. Then we seal with Ure-Seal H2O, a water-based aliphatic urethane built specifically for Florida's UV exposure, intense heat, and humidity. It stays flexible, won't yellow, and won't crack.

Joint sand is reset with polymer-free product before sealing. We don't use polymeric sand on Sarasota installations — Florida's rain and humidity cause it to fail before it fully cures, and removing failed polymeric sand is a significantly bigger job than using the right material from the start.

Why It Matters

What Sarasota's Climate Does to Unsealed Pavers

Sarasota's combination of Gulf salt air, intense UV, summer downpours exceeding two inches per hour, and year-round humidity puts paver surfaces under constant stress. No other region compounds these four factors the way the Gulf Coast does — and unsealed pavers show it fast.

UV Fade & Color Loss
Most paver finishes bleach visibly within 12–24 months without UV protection.
Efflorescence
Salt air pulls moisture into porous pavers, depositing white chalky minerals on the surface.
🌧
Joint Sand Erosion
Heavy summer rain washes out unsealed joint sand fast. Pavers shift, edges chip, surfaces become uneven.
🦠
Biological Growth
Algae that streaks tile roofs anchors into paver porosity. Sealed surfaces give it nothing to grip.
Slip Hazard
Algae on a wet pool deck is a safety issue. We apply slip-resistant top coat on all wet-area surfaces.
📈
Surface Degradation
Unsealed pavers deteriorate faster, costing significantly more to repair or replace over time.

Our Process

Paver Sealing in Sarasota, Step by Step

1
Site Assessment & Sealer Selection

We walk the surface, identify paver type, check for prior sealers, and discuss your finish preference. Sealer selection follows the assessment — not what's already on the truck. We pick the right product for your specific installation.

2
Surface Prep & Mechanical Cleaning

Deep clean to bare surface. Heavily stained or previously sealed pavers get mechanical prep with a diamond cup wheel to ensure direct paver-to-sealer adhesion. Oil and rust stains are spot-treated before the general clean. This is the step most companies skip.

3
Joint Sand Reset

Joint sand lost during cleaning is replaced with fresh polymer-free joint sand before the surface dries. Properly filled joints keep pavers stable after sealing. We don't use polymeric sand — Florida's humidity prevents it from curing correctly.

4
Controlled Drying Window

Pavers must be fully dry before sealer application. In Sarasota's humidity that means 24–48 hours of dry weather. We don't schedule sealing days when the 48-hour forecast shows significant precipitation. Moisture trapped under sealer causes premature failure.

5
Ure-Seal H2O Application

Two coats of Ure-Seal H2O with measured coverage documented on the work order. UV-stable, flexible under Florida heat, won't yellow or crack. Slip-resistant top coat applied to pool decks and wet-area walkways.

6
Cure Instructions & Final Walkthrough

Written cure instructions provided before we leave. The owner walks the entire surface with you at completion. Every job is documented with before and after photos. If anything isn't right, we fix it before the invoice is issued.

What Customers Say

Real Results on Sarasota Pavers

★★★★★

“Our travertine pool deck hadn't been sealed in years and had significant algae streaking. Dalton assessed the surface, prepped it properly, and the result is honestly better than when it was installed. No one else offered the mechanical prep.”

Michael T. · Siesta Key
★★★★★

“We'd had two other companies seal our driveway and it always failed within a year. Kelly K's explained exactly why — they were sealing over residue instead of prepping to bare paver. Two years later ours still looks great.”

Sarah & Jim R. · Longboat Key
★★★★★

“Owner shows up, assesses, explains what needs to happen, and does it. No mystery about what product they're using or why. The slip-resistant coat on the pool edge was a detail I didn't even think to ask about.”

Linda K. · Lakewood Ranch
★★★★★

“Hired Kelly K's for a paver driveway with old failed sealer from a previous company. They removed the old product, treated the efflorescence, and sealed with Ure-Seal. Night and day difference. Professional from start to finish.”

Robert M. · Palmer Ranch

Frequently Asked Questions

Paver Cleaning & Sealing — Sarasota FAQ

How often do pavers need to be sealed in Sarasota?
Plan on a full reseal every 3–5 years, with a maintenance recoat at year 3. Sarasota's UV, humidity, and biological growth pressure compress sealer lifespans significantly compared to drier climates. Covered areas lean toward the longer end of that range.
Why don't you use polymeric sand?
Polymeric sand requires clean, dry conditions that aren't reliable in Sarasota. Failed polymeric sand is significantly harder to remove than regular joint sand, and the residue prevents new sand and sealer from bonding correctly. We use polymer-free joint sand and let Ure-Seal H2O bind it mechanically.
What is Ure-Seal H2O and why do you use it?
Ure-Seal H2O is a water-based aliphatic urethane sealer that forms a hard, abrasion-resistant film that doesn't yellow under UV and doesn't crack under Florida's heat cycling. Available in Gloss, Mid-Gloss, and Natural finishes. It outperforms acrylic sealers in UV stability, moisture resistance, and durability under Florida conditions.
What does mechanical prep (diamond grinding) mean?
Mechanical prep uses a diamond cup wheel on an angle grinder to remove old sealer, heavy efflorescence, or bonded residue that chemical cleaning alone can't address. A sealer is only as good as what it bonds to. Sealing over failed old product creates bond failure from day one. Most companies skip this step. We include it when the surface requires it.
Will sealing change how my pavers look?
Depends on the finish. Natural preserves the original look with minimal visible sheen. Mid-Gloss adds a satin enhancement. Gloss produces a wet-look that deepens color significantly. We discuss finish options at the assessment and can do a small test area if the result is hard to predict without seeing your specific pavers first.
Can you seal pavers that were already sealed by someone else?
Usually yes, but the prior sealer has to be assessed first. Intact same-chemistry sealers recoat without issue. Failed or incompatible prior sealers need to come off first. We tell you exactly what we're looking at after the site walk.
Will my pool deck be slippery after sealing?
Not with our process. We apply a slip-resistant additive to all pool decks, lanais, and wet-area walkways. This introduces a micro-texture to the cured sealer surface that reduces slipperiness without affecting the appearance. We never leave a wet-area surface with a smooth high-gloss finish.
How long do I need to stay off the pavers after sealing?
Ure-Seal H2O requires 24–72 hours of cure time depending on temperature and humidity. We provide written instructions specifying when foot traffic can resume, when furniture can return, and when full water exposure is appropriate.
Why is there no pricing listed online?
Paver type, square footage, current condition, joint sand needs, sealer choice, and site access all affect the price significantly. We give you a real number after a real look at your specific installation — and that number is what you pay, with no mid-job additions.
